Appeals of Assessment

Union County is a 7th Class County (based on population) and the Assessment Office is administered under Pennsylvania 4th – 8th Class for General County Assessment Law. The 4th – 8th County Assessment Law requires that a three-member Board of Assessment Appeals be appointed for the purpose of hearing Residential and Commercial Assessment Appeals, Clean and Green Appeals, Homestead Appeals, and Tax-Exempt Appeals. 

The property owners or taxing bodies may appeal the assessed value of a property for the purpose of correcting the assessed property values.   

 An appeal may be filed within 40 days of the date on the assessment value change notice issued by the Assessment Office.  The effective date of the Board of Assessment Appeals decision will be current year. 

All annual appeals must be filed on or before September 1st of each year.  The decision of the Board of Assessment Appeals is effective in the subsequent tax year.

For your convenience, Union County Board of Assessment Appeal Hearings are held in March and September of each year.
